Many lending institutions and banks use desktop reviews as a screening tool for identifying potential environmental issues. Although desktop reviews do not provide proper legal protection provided in the Phase I Environmental Site Assessment (see Phase I Environmental Site Assessment), the purpose of the desktop review is to provide an opinion of environmental-related red flags based on the review of regulatory databases, environmental reports, and other sources.
